The Furnace Isn't Free — homeowner checklist

Ask for each item in writing. If it is not on the page, it is unknown. Unknown is not zero and it is not "included."

1. Exact furnace and air-conditioner model numbers, plus the full equipment specification.
2. AFUE, staging, capacity, blower, venting category, and compatibility with the house.
3. Itemized equipment price and the promotional allowance, including where the credit may be applied.
4. Labor scope and the labor price as its own figure.
5. Materials, accessories, venting, condensate, gas piping, electrical, duct transitions, controls, permits, disposal, and other required work.
6. A repair estimate and the diagnostic findings if replacement is recommended.
7. A replacement estimate and the reason for that recommendation, in writing.
8. Total installed price, payment schedule, and financing terms. A monthly payment is not the installed price.
9. A comparable quote with equivalent equipment and scope, including an AC-only or keep-the-furnace price where that is appropriate.
10. Written exclusions, warranty, change-order rules, and the quote expiration.
